What a swimming pool construction contractor actually does
Most owners think they are buying a hole, some concrete and some tiles. What they are really buying is coordination. A pool touches structural engineering, waterproofing, plumbing, electrical work, tiling, landscaping and water chemistry, and each of those hands work over to the next in a sequence that cannot be reordered. Get the sequence wrong and the damage is buried under concrete by the time anybody notices.

A turnkey contractor carries all twelve rows. A subcontractor carries a few of them for a main contractor who carries the rest. Both arrangements work. What does not work is a company that quotes all twelve and then buys nine of them from strangers on the morning they are needed.
The nine trades on a Dubai pool site, and which ones you should never let out cheap
Ask a pool salesman who will be on your site and you usually get one word: “our team”. Push harder and the picture changes. Most pool companies in Dubai are small offices that hire labour supply crews per stage. The office is permanent. The hands are not.
That is not automatically bad. Plenty of good pools get built with subcontracted tilers. But three of the nine trades below decide whether your shell holds water for decades, and those three are the ones you want on the contractor’s own payroll, with the same foreman who was there last week. Here is who turns up, what they do, and what it costs you when the cheapest bidder does it.

The three that matter most
Steel fixing, shell spraying and waterproofing. Those three get covered up within a fortnight and are never seen again in the pool’s life. Everything else, the tiles, the coping, the pump noise, the light colour, you will notice and can argue about. The buried three you simply have to trust, which is why the only sensible protection is a contractor whose own people do them and whose own supervisor watched.

⚠️ Watch out
When you visit a site, look at the clothing. A contractor with permanent crews has branded uniforms and the same faces on two different sites on the same day. A broker with a laptop has whoever the labour supplier sent that morning. Ask the workers, in front of the salesman, how long they have worked for the company. The answer tells you what the brochure will not.
How a pool gets built, week by week, and who is standing there
A standard 8 by 4 metre concrete villa pool in Dubai runs roughly eight to twelve weeks on site once approvals are in hand. Fibreglass shells are quicker, two to five weeks. Overflow and infinity pools push past twenty. Below is the sequence, the crew on site, and the piece of paper you should be handed at the end of each stage.

Two rows in that table are the ones contractors quietly drop. Curing, because it costs seven days of somebody’s time and produces nothing you can photograph. And the measured flow rate at commissioning, because it is the only number that proves the plant room was sized correctly rather than guessed. Ask for both in writing before you sign.
Five ways to build the shell, compared
The shell is the pool. Everything else is replaceable. These are the five methods you will be quoted in Dubai, and what each one is really good for.
Shotcrete, the wet mix spray
Ready mixed concrete arrives in a truck and is pumped through a hose, then sprayed at the steel cage under air pressure. Water content is fixed at the batching plant, so the mix is consistent and traceable. The catch is that it must go on in one continuous session, because fresh wet mix will not bond properly to concrete that dried yesterday. For a standard villa pool that is a single long day with a crew of six or more.
Gunite, the dry mix spray
Dry material goes in the hopper and water is added at the nozzle, so the nozzleman controls consistency in real time. That flexibility lets a crew stop and restart without a weak joint, which suits awkward shapes and tight access. It also means the whole job rests on one person’s judgement, and it throws off rebound, material that bounces off and cannot be reused. A good nozzleman produces a dense shell. A poor one leaves voids behind the reinforcement that nobody will ever see.
Poured reinforced concrete
Traditional formwork, then a poured wall and base. Slower and more expensive in labour and shuttering, but the result is predictable and easy to inspect, and cube tests give you real strength figures. Common on commercial pools, balance tanks and anything with a complicated structural condition such as a rooftop pool or a high water table.
Concrete block and render
A poured base slab with block walls, cores filled and reinforced, then rendered. The cheapest concrete route and perfectly sound when the blockwork is properly reinforced and tied into the slab. Where it goes wrong in Dubai is at the base to wall joint, which becomes a cold joint and the first place a pool leaks. If you are quoted blockwork, ask specifically how that joint is treated and waterproofed.
Fibreglass shell
A factory moulded one piece shell craned into a prepared excavation and bedded on sand or a concrete base. Fast, two to five weeks on site, with a smooth non porous surface that holds less algae and needs fewer chemicals. Limits are real though. Shape and size are fixed by the mould, delivery access has to take a crane and a wide load, and a shell left empty in Dubai summer can shift or bulge if groundwater pushes up underneath.

Waterproofing and the flood test that proves it
Concrete is not waterproof. A pool shell without a working waterproofing system will lose water through the structure itself, slowly enough that the owner blames evaporation for two years.
Two systems dominate Dubai villa work. Cementitious slurry, brush or spray applied in two coats with a reinforcing mesh at corners and joints, is the common choice and does the job when applied to the stated thickness. Liquid applied membranes cost more and tolerate slight movement better. Either way the detail that matters is not the flat area, it is the penetrations: skimmer throats, inlet nozzles, drain bodies, light niches, handrail sockets. Those are where water gets out. A good applicator collars every one. A cheap one runs the coating up to the edge and moves on.
The clause to put in your contract
Write it in before you sign, not after: the pool will be flood tested after waterproofing and before tiling, filled in stages at roughly 25 mm per hour, held for 24 to 72 hours, with the drop measured against a control container of water standing on the deck to cancel out evaporation. The pool passes when the level drop matches the control. If it does not pass, the contractor repairs and retests at their cost before any tile goes on.
That paragraph is worth more than every guarantee certificate a pool company will hand you, because it catches the fault at the only point where fixing it is cheap. After tiling, the same leak costs a drain down, a strip out and a reinstatement.

The plant room, and the sum every contractor should show you
Dubai Municipality requires a pool’s full water volume to pass through the filtration system in no more than four hours. That single rule sizes your entire plant room, and it is arithmetic anyone can check.
Take a typical 8 by 4 metre pool at an average depth of 1.4 metres. Volume is 8 multiplied by 4 multiplied by 1.4, which is 44.8 cubic metres. Divide by a four hour turnover and you need 11.2 cubic metres per hour of flow, every hour the pump runs. Now the pump has to deliver that flow against the resistance of the pipework, the filter and the fittings, which is why you ask for the pump curve and not the horsepower. Horsepower on a box means nothing. The duty point on a curve means everything.
The same rule book sets the rest of the plant. One water inlet for every 45 cubic metres of pool volume, so that 44.8 cubic metre pool needs at least one inlet and in practice several for even circulation. At least two outlet drains at the base. Two skimmers per pool. Two pumps per pool. One filter minimum for a private villa, two for a public pool.
⚡ The question that separates real contractors from resellers
“What is my pool volume, what flow rate does a four hour turnover need, and which pump curve did you use to pick this pump?” A contractor who designs will answer in under a minute with a number. A contractor who resells will say the pump is a good brand. Plant room position matters almost as much as plant room contents. Long suction runs cost you flow, every bend costs you more, and a plant room tucked behind the villa for tidiness can force a bigger pump and a permanently higher electricity bill. Settle its location while the design is still on paper, because after excavation it is fixed.

Worth knowing, because the kit a contractor owns tells you which trades they really keep. A company that owns a concrete pump and a pressure test rig is a builder. A company whose only asset is a pickup truck is a broker.

That last row is the clearest dividing line in the Dubai market. Draining a villa pool in July wastes thousands of litres of desalinated water, exposes the shell to heat, and risks uplift from groundwater. What happens after the water goes in
The build is roughly a quarter of the story. A Dubai pool then has to survive forty five degree summers, fine dust, and top up water from a desalinated supply that behaves very differently from the water pools were designed around in Europe.
Three things Dubai does to your pool that nothing else does
Evaporation concentrates everything left behind. Water leaves, stabiliser and dissolved solids do not. Cyanuric acid creeps up month after month until chlorine is chemically locked and the pool goes cloudy even though the test kit says there is chlorine in it. The fix is partial drain and refill, not more chlorine.
Desalinated top up water arrives low in calcium hardness. Soft water is hungry, and it pulls calcium out of whatever is nearby, which in a pool means grout and plaster. Grout lines go chalky, then soft, then wash out. This is why calcium hardness belongs on every service report in this city, and why so few service reports mention it.
Airborne dust is a filtration load, not a cleaning problem. Fine particles pass the skimmer basket, reach the filter media and shorten its life, and the ones that get past scour pump seals. Backwash intervals and media replacement in Dubai run shorter than any manufacturer’s manual written abroad.

Warranties and what they actually cover
Pool warranties in Dubai come in layers, and the layers have very different lengths. Ask which layer each promise sits in before you treat a “10 year guarantee” as one thing.

A ten year statutory protection is only as good as the company still trading in year nine. Trade licence age and project volume are not vanity metrics when you read them that way. A firm with more than two decades of continuous UAE trading and 8,940 completed projects behind it is a different proposition from a two year old company offering the same certificate.
The latest pool building technology worth paying for
Most pool “innovation” is a sales page. A handful of things genuinely change how a Dubai pool runs, and they are mostly about energy and water rather than gadgets.
Variable speed pumps
The single biggest running cost saving available. Power draw falls with the cube of speed, so halving pump speed and running longer to hit the same turnover cuts energy dramatically. Reported savings run up to 70 per cent against a single speed pump. On a Dubai villa pool that is the difference between a pump bill you notice and one you do not.
Inline probes and automatic dosing
Sensors sit in the return line reading free chlorine or oxidation potential and pH continuously, and a controller doses only what the water needs. Chemistry stops swinging between visits, which is the main cause of scale, corrosion and irritated eyes. Dubai Municipality already requires automated dosing on public pools. On private pools it is optional and still worth it, particularly on a villa that sits empty for weeks in summer.
Salt chlorination
A cell splits dissolved salt and generates chlorine in the water rather than you pouring it in. Softer on skin and eyes, no drums of liquid chlorine in the store room. The cell is a consumable and scales faster in hard water, so it needs cleaning on a schedule, and it does not remove the need for testing.
UV and ozone
Secondary disinfection that deals with chlorine resistant organisms and cuts the chemical load. UV eliminates up to 99.9 per cent of the bacteria passing through the chamber. Neither replaces a chlorine residual in the pool body, and any contractor who says it does is selling.
Heat pumps and chillers
In Dubai the chiller matters more than the heater. Surface water in an uncovered pool through July and August becomes unpleasant to swim in. Modern units run both ways and reach a coefficient of performance up to around 5, producing five units of heat for each unit of electricity. Size it against the pool surface area, not the volume, because heat moves through the surface.
Covers
The least glamorous item on the list and the most effective. A cover cuts evaporation by up to 95 per cent. In a climate where evaporation is what concentrates your stabiliser and drives your top up water bill, that one number solves several problems at once.
Robotic cleaners, LED lighting and remote monitoring
Robots brush and vacuum on their own circuit and filter finer than the main system, which suits dusty conditions. LED lighting draws up to 80 per cent less than the old halogen niches and lasts years longer. Remote monitoring pushes pump status, temperature and chemistry to a phone, which is genuinely useful for an owner who travels and a serious tool for a maintenance contractor covering many pools.
