What your plot decides before your pool does

Most villa pool problems in Dubai are decided before anyone draws a shape. They are decided by the plot, and by whether the contractor bothered to read it.

A good pool contractor in Dubai spends a morning on your site with a tape, a copy of the affection plan and a list of questions, then goes away and quotes. A weak one measures the garden, sends a price the same evening, and discovers the problems after your deposit has cleared. The second approach is why so many Dubai pool builds end in variation orders.

Measure the narrowest point between your street and the spot where the pool will go, and give that number to every contractor you ask for a quote. It is the single most common source of surprise costs on villa pools in Dubai, and it takes two minutes to check.

Stage 9 is the one to watch. A flood test is cheap while the shell is bare and expensive once the tile is on, so a contractor in a hurry will want to skip it or do it unwitnessed. Write into the contract that tiling does not start until you or your consultant has seen the flood test result. That one clause prevents the most costly failure in pool building.

The shell is the pool. Everything else can be replaced; the shell cannot, not without starting again. Five methods are used in Dubai, and the one your contractor prefers usually says more about their equipment than about your plot.

For a Dubai villa pool, sprayed concrete is the usual right answer. It follows any shape, it can be built thicker where the pool is deep, and it takes ground movement better than blockwork. The question to ask is not which method, but what thickness, what concrete grade and what cover to the steel. Get those three in writing.

Waterproofing and the flood test

Concrete is not waterproof. A well-made shell slows water down; it does not stop it. The waterproofing system is what stops it, and it is the single most common thing cut from a cheap quote because it is invisible from the moment the tiles go on.

What a sound specification looks like: a named cementitious or polyurethane-modified system, applied in the number of coats the manufacturer specifies, by an applicator the manufacturer has certified, with reinforcing tape or fillets at every wall-to-floor junction and a collar at every pipe penetration. Corners and penetrations are where pools leak. Flat walls almost never are.

Then the flood test proves it. Fill the pool, mark the level, leave it 24 to 72 hours and read the level again against a bucket of water standing on the deck as a control, so evaporation is measured rather than argued about. If the pool has dropped more than the bucket has, something is leaking and it is far cheaper to find now.

๐Ÿ“ The clause worth adding to your contract

“Tiling shall not commence until a flood test of no less than 48 hours has been completed with the owner or the owner’s representative present, and the recorded loss, adjusted for evaporation, is nil. The waterproofing product data sheet and applicator certificate shall be provided before application.” Put that in and you have removed the most expensive failure mode in pool construction.

The plant room and the four-hour rule

Dubai Municipality requires pool water to be turned over in no more than four hours. That single number sizes most of the plant room, and it is the calculation that separates a contractor who engineers a pool from one who fits whatever pump the supplier had in stock.

Work it through on a normal villa pool. Eight metres by four metres, averaging 1.4 metres deep, gives about 44.8 cubic metres of water. Four-hour turnover means the pump and filter have to move roughly 11.2 cubic metres an hour, every hour, with the filter sized so that flow does not push it past its rated rate. Now add the friction in the pipe runs, the height the pump has to lift, and the fact that a filter gets dirtier as the week goes on. The pump you actually need is the one that still delivers 11.2 cubic metres an hour on a half-dirty filter, not on the day it was installed.

The other rules that shape the plant room come from the same municipality guidance: one inlet for every 45 cubic metres of water, at least two outlet drains at the base of the pool, two skimmers where skimmers are used, two pumps per pool, and one filter for a private villa pool. Public pools need two filters and automated dosing.

Ask for the hydraulic calculation sheet. It is one page. If a contractor cannot produce it, they have not sized the system, they have guessed it, and cloudy water in August is the result you will be living with.

Pool equipment has moved on considerably, and in a climate like Dubai’s the good upgrades pay for themselves rather than just looking modern on a spec sheet.

Variable speed pumps

The strongest single upgrade available, and the physics behind it is worth understanding. Pump power rises with the cube of speed, so halving the speed drops power consumption by around 87%. You lose flow, so you run longer, but the arithmetic still lands heavily in your favour. Switching from a single-speed pump to a variable speed unit can cut pool pumping energy by up to roughly 90%.
