Pool equipment in Dubai works harder than almost anywhere. Pumps run long hours against water temperatures above 35°C, filters clog with windblown sand, and chlorinators face a constant chemical challenge. A windblown pump here lasts five to eight years, not the ten it might elsewhere. This is why real servicing, not just a weekly rinse, determines how long your AED 150,000 pool will continue to work before it starts costing you money.

What proper pool servicing covers

Most people picture someone skimming leaves. That’s about ten per cent of it. Real servicing in Dubai spans three types of work.

Routine servicing. The weekly visit. The technician skims, brushes the walls and tile line, vacuums the floor, empties the skimmer and pump baskets, backwashes the sand filter when pressure climbs, and tests the water. Chlorine, pH and alkalinity get read and dosed each time. In this heat, free chlorine levels should be maintained between 1 and 3 ppm, and pH should be kept between 7.2 and 7.6. Let either drift for a few August days, and algae appears on the steps by the weekend.

Equipment servicing. This area is the heart of servicing and where the weak firms fall short. Pumps, sand or cartridge filters, chlorinators, heaters and timers wear out faster here because they run longer against hotter water. A Dubai pool pump lasts five to eight years. Filter sand needs replacing every three to five years. A company that never opens your plant room isn’t servicing the pool; it’s rinsing it.

Repair and renovation. The heavy work: finding and sealing leaks, replacing cracked tiles, regrouting, resurfacing worn plaster, mending expansion joints, swapping underwater lights, and rebuilding the shell in extreme cases. This area is where firms separate. Anyone can dose chlorine. Very few Dubai firms can drain a pool, work out why the deep end loses 2 cm a day, and fix it without guessing.

How pool repair works in Dubai

Most repair jobs here follow the same pattern, and knowing it helps you judge quotes.

Leak detection and sealing

The technician first rules out evaporation, which in a Dubai summer can genuinely take 5 to 8 mm of water off your pool a day. If the loss exceeds that amount, they perform dye tests around the fittings, lights, and skimmers and then pressure-test the suction and return lines. Small shell cracks get sealed with epoxy or hydraulic cement. Pipe leaks under the deck are worse and may mean cutting concrete. Expect one to three days for detection and a simple solution

Pump, filter and plant room servicing

A seized pump motor, a cracked filter tank or a dead salt chlorinator cell is usually a same-day swap if the part is in stock. Good servicing firms carry common Pentair, Hayward and Emaux parts in their vans. Ask whether the quote includes the part or just labour, as this is the classic hidden-cost trick in this market.

Retiling and resurfacing

Dubai’s temperature swings are hard on adhesives. Tiles lift, grout breaks up, and plaster coarsens. A futile call for draining and patching back the failed patches or the entire surface, resurfacing and waterproofing, setting fresh tile or mosaic, grouting with epoxy grout, curing, and then refilling and rebalancing. Two to four weeks for a villa pool. Never allow a re-tile over failed waterproofing; it will fail again within two summers. Recovery means shock chlorination at 10 ppm or higher, flocculant to drop dead algae to the floor, repeated vacuuming to waste, and a filter clean. Three to seven days. If the water were black rather than green, a drain and clean would often be cheaper than fighting it chemically.

The UAE rules pool owners should know

Pool upkeep in Dubai isn’t a free-for-all. Two Dubai Municipality local orders, 61/1991 and 11/2003, set the rules for planning, building, maintaining and safely operating pools in the emirate.

• Public and shared pools, such as those in hotels, apartment buildings and clubs, must register with Dubai Municipality, and operators must check chlorination and temperature every day and record the labour because hardness, alkalinity, and uric acid are checked every 15 days, and inspectors can call for the records.
• Altering a pool isn’t at your discretion. A slide, diving board or bridge, or any reshaping of the design, needs Health and Safety Department approval up front, with full plans lodged.
• PCFC zones such as Palm Jumeirah fall under Trakhees rather than Dubai Municipality, and master communities run by Emaar, Nakheel and similar developers require their own NOC before structural pool work.
• Competent people with proper work permits must carry out servicing and repair on shared pools, including jobs like confined-space entry and electrical work. This is why hiring a licensed company matters, not a freelancer.

Private villa pools face lighter day-to-day rules, but any structural repair still needs the same municipality or developer approvals that governed the original build.
